Q 1, Can foreigners buy real estate in Japan?
A), Absolutely. There are no restrictions to foreigners owning land in Japan.

Q 2, Is the land in Niseko free hold title?
A), All land in Niseko is free hold title, with the sole exception of areas of land in Moiwa, which are lease title from the Chuo Bus company.

Q 3, What is the general sales procedure to buy real estate in Japan?
A), The procedure is very straightforward. Make and deal with the vendor, agree on terms. And the rest is just paperwork, most of which is handled by your agent and your Lawyer.

Q 4, How are property taxes levied?
A), Fixed asset taxes are levied once a year based on the size and construction of your property or land. The Kutchan town council is responsible for calculating the amount of the tax. This tax is calculated based on a 365 day year. When purchasing a property, initial fixed asset tax will be calculated from the date of settlement until December 31st of the same year.

PLEASE NOTE: If you do not reside in Japan, you are required to have a tax manager to pay the fixed asset tax. West Canada Properties will be happy to assist in appointing a tax manager.

Q 5, How long does it take to build in Japan?
A), Due to the short Summer building season Hokkaido builders are incredibly efficient. Assuming that the design and specification are completed in good time, West Canada Homes can reliably have your new home completed, furnished and ready to use by the start of the ski-season.

There are a lot of variables in building a home. West Canada Properties recommend that you consult with a qualified and established homebuilder when making decisions on home design and construction.

Q 6, Is it possible for foreigners to obtain financing through a Japanese bank?
A), In general, it is extremely difficult for foreigners to obtain financing through a Japanese bank. At a minimum, permanent residency status and collateral (in Japan) is needed for your application to be considered.

Q 7, What services does the solicitor provide?
A), The solicitor represents you in Japan and performs the following:
1) checks the contents of the Important Matters and Contract
2) is responsible for title registration in the buyer's name
3) confirms that any existing debts have been erased from the property
4) provides the title deed
